Woodberry Down is our largest regeneration project and will see the completion of around 4,600 new homes as well as community facilities, schools and business units, on the estate in Hackney over the next 20 years. The development is being delivered in partnership with Berkeley Homes Ltd and Hackney Council.

We work closely with local residents to make sure we build the homes and facilities that are best for them, transforming Woodberry Down together. The regeneration scheme is the essence of what Genesis represents, putting residents at the heart of our business. We have developed a coordinated and extensive social regeneration programme to help provide new opportunities for residents to build better futures.

Already the scheme has won and been shortlisted for many housing awards, and it continues to be recognised for being a unique approach to regeneration, delivering high quality homes and social regeneration.

A Thriving Community

Genesis have developed a social regeneration strategy which sets out how  we will work  with local organisations to create a strong, thriving and  happy community on Woodberry Down.

Manor House Development Trust

Manor House Development Trust (MHDT) is a charitable social enterprise based at The Redmond Community Centre. Since 2007, MHDT have worked in partnership with Genesis and other  local organisations, community services in Woodberry Down to deliver various projects. Their  vision is to help deliver community services which create lasting benefits for the estate.

MHDT is the organisation identified as the vehicle to drive forward the economic and social regeneration for the neighbourhood.  Genesis works closely with MHDT to ensure that this area of work continues to flourish and is sustainable in the long term.

Manor House Development Trust manage the Redmond Community Centre and  offer a range of services for the local community and residents, including:

  • Hire the centre
  • Attend a wide range of free classes, training courses and community events
  • Volunteer with a number of local opportunities
  • Use of the Woodberry Down Library
  • Hire the ‘Wheely Tots bike’ for free

In addition, the Redmond Community Centre has its very own pop-up Community Café, which offers affordable food and drink at set times during the week.

Opportunities for local residents

Enterprise, Employment & Training (EET)

Genesis is committed to helping our residents find employment. We have a range of support workshops and advice sessions in your area.

The EET offer

From January 2015, Genesis  and  Manor House Development Trust (MHDT) have partnered to launch the Enterprise, Employment and Training (EET) offer for Woodberry Down residents.

Genesis is committed to creating employment, training and apprenticeship opportunities for local people. By engaging with local residents and assessing their needs, we can tailor pre-employment support and employment opportunities and offer volunteering and work experience opportunities to increase skills and experience.  With the local knowledge of MHDT, Genesis will work with service providers to fulfil this commitment.

Genesis and MHDT are working with local service providers including The London Wildlife Trust, Hackney Learning Trust, Enterprise Cube, Beyond Business and  more, to maximise the enterprise, employment, training and volunteering opportunities available to local residents.

Genesis Business Launchpad Programme

Genesis runs a successful Enterprise Development programme to help residents turn their business dreams into reality. This programme is for Genesis residents with a  business idea and the  passion to succeed but are not sure how to start.

Genesis has partnered with the Enterprise Cube and Beyond Business to provide a one to one support to those who are starting their business.  This includes support  to create a business plan, advice on how to register your business,  marketing and more. more.

Volunteering is a great way to gain skills and experience, give something back to your local community, entry to employment and to meet new people. Opportunities can be for one off events or  long term roles.


Neighbourhood Management Team

On-site office

Woodberry Down also has an onsite office with Genesis staff available to assist with housing management queries related to a wide range of issues including your tenancy, parking, reporting anti-social behaviour and estate services.

Genesis residents can contact the team via a Freephone service available at reception. The Freephone allows you to speak to (or see) a member of staff depending on the nature of the query.

The onsite team is also available to help you to report a repair or lodge a formal complaint should you need assistance, but as these must be logged with the contact centre or central support teams to ensure the appropriate action is taken, involving the on-site team may delay resolution of the issue. The target response time will also start from when the relevant team, for example the contact centre in relation to a repair, logs the information.

Our onsite office hours are Monday to Friday as follows:

  • Monday: 9am - 12pm (Open), 12pm - 5pm (Calls only)
  • Tuesday: 9am - 5pm (Open)
  • Wednesday: Calls only
  • Thursday: 9am - 5pm (Open)
  • Friday: 9am - 5pm (Open)

In exceptional circumstances the office may also be closed at different times than those listed above, residents will be notified in advance should this occur. There is a drop in session related to Income Services on a Tuesday and Friday between 9am-1pm and 2-5pm. Residents who would like to discuss issues related to paying their rent and service charges, arrears, housing benefit or other income related matters can drop into the office at this time. Outside of this residents are encouraged to contact the Contact Centre.

Reporting anti-social behaviour

You can report anti-social behaviour to Genesis by phone, email, in writing or in person. You can also read our anti-social behaviour policy on our website.

All criminal behaviour should be reported to the police.

Handyman Service

We will accept referrals for our Handyman Service via the on-site office and the details provided above. The Handyman will be on site every Wednesday and Friday and the service is limited to day-to-day repair issues that are within his capability. The service does not in any way include electrical repairs that require a certified operative to attend to. Examples of the jobs carried out include:

  • Bulb changes, inside properties on a discretionary basis for vulnerable Residents Bulb changes, to all communal areas
  • Basic plumbing jobs like isolating water; changing taps (applicable to properties out of defect period)
  • Meter readings for Residents living in blocks that have meters in locked-up plant rooms that they are not allowed to hold keys for
  • Basic decoration works as follow-ons after plastering by other Operatives (applicable to properties out of defect period)
  • Picking-up and reporting any other defects or repair issues on communal areas around the Estate and informing appropriate persons
  • Passing on any jobs that he is called out to do but deems beyond his capability, so that they are reported to CSAs in Call Centre and logged appropriately

With such a large scale, long term development the regeneration is being delivered in phases. We ensure residents are involved in the regeneration process, from working with us to develop building designs through to choosing their new home and helping us identify which social regeneration projects are priorities for their community.

Over 740 social rent and shared ownership homes have been completed and are managed by Genesis, alongside privately owned homes and the already completed fantastic new community centre, state of the art academy and new landscaped park created next to the reservoir.
