Why are we changing - frequently asked questions

Q. Why have PCHA, Springboard, Pathmeads & Genesis amalgamated?

A. This amalgamation offers a number of benefits, these include:

- Savings to be made from the removal of duplicate boards and services, which will be ploughed back into service delivery
- Giving residents a clear opportunity to get involved and to help shape the services we offer.

Q. How will this affect me?

A. As a resident you will be able to get more involved in setting the direction for the organisation. As we improve services and become more efficient we will be able to save more money, which will be better spent on improving your services.

Q. How will my services be improved?

A. As part of the amalgamation we have been aligning services across the Housing Associations, selecting the best processes and implementing them.

Q. Will I have to move?

A. No these changes do not affect your tenancy or lease, so you will not have to move due to this
amalgamation.

Q. Who is my Landlord?

A. If your current landlord is either Pathmeads, PCHA or Springboard your new landlord is Genesis Housing Association.

If Pathmeads, PCHA or Springboard is your managing agent and your landlord is another organisation or individual your landlord won’t change but your managing agent is now Genesis
Housing Association.

If you are a leaseholder and your freeholder is with either Pathmeads, PCHA or Springboard,
then your freeholder is now Genesis Housing Association Ltd.

Q. Will my rent increase as part of these changes?

A. Your rents and service charges may increase due to natural rental increase on an annual basis in line with your agreement with us, though they will not change as a result of this amalgamation.

Q. Who do I report repairs to?

A. For the time being you will continue to ring the same numbers for reporting repairs

Q. Will my property manager change?

A. We have made some changes to the staffing structure and staff may have accepted other jobs
within Genesis Housing Association, though generally front line staff such as property managers have not changed.

Q. Will the telephone number change?

A. We have kept existing numbers for the time being, however over the next year we will be introducing a new 0300 number which will make it cheaper for all residents especially those ringing from a mobile to call us.

Q. How does this amalgamation affect my tenancy agreement or lease?

A. Your tenancy agreement or lease, rent, service charge and all other conditions will remain the
same.

Q. Will I see any changes due to the amalgamation?

Our branding has changed and we have a new logo. All future correspondence will be with this
new logo.

There is a single website which has been updated.

We have a new set of service standards that have been set with residents and related to the
improvements that residents have said they would like to see.

There will be improvements in our service delivery going forward as more processes become streamlined.
