Grahame Park plans

Genesis Housing Association’s planning application for the first phases of Stage B of the Colindale regeneration is now live, having been formally validated by LB Barnet Council. Under the proposals, which have been developed with Mæ Architects, Avanti Architects and Karakusevic Carson Architects, 630 of the estate’s existing properties will be replaced over the next ten years with 1,083 homes across a range of living options including social and affordable rent, shared ownership and private sale.
The blueprint, which has been developed in line with the Council’s Delivering for Barnet vision, with support from multi-disciplinary practice Tibbalds CampbellReith, also proposes to enhance significantly the community facilities and public spaces at the scheme.
A new council-run community hub will be built offering a range of services including a nursery, GP surgery, hall and health facilities, and residents are also set to benefit from enhanced green spaces and play provision, including a woodland walk and pocket parks – small parks that are accessible to the public.
The new design will improve transport links and connectivity to the wider Colindale area. The plans aim to build a better borough for everyone, while protecting the things that residents love about Barnet.
Sixty per cent (652) of the new properties will be of an “affordable” tenure covering social, affordable and London Living rents and shared ownership. The remainder will be offered for private sale (431).
Scheme residents and other local stakeholders have been extensively involved in shaping the planning application. Residents had their say on the design development through a wide range of ways including questionnaires, drop-in surgeries and community events such as last year’s annual Fun Day at Grahame Park.
The application will be reviewed in detail by Barnet Council, with plans being presented at the Planning Committee later in the year.
Grahame Park is Barnet’s largest housing estate, originally comprising 1,777 homes when the first residents moved in in 1971. Regeneration of the Colindale site started in 2007 following the signing of a Principal Development Agreement by the Council and Genesis, with construction led by Countryside Properties PLC.
